The Cook County median is county-wide context published by Redfin and is not a Rolling Meadows figure — it is included only to show the direction of the wider county market.
New publication month, largely the same published months.
No newer city-level release
Between the August and September updates, none of the three primary providers published a newer Rolling Meadows reporting month. Realtor.com still shows June 2026, Zillow still runs through June 30, 2026 and Redfin still shows May 2026. That is a fact about publication schedules, not evidence that the market stood still.
A supply signal from July
The one genuinely newer dated item I could verify is a July 2026 absorption report showing roughly 0.9 months of inventory citywide. Under one month of supply is tight by any conventional reading, and it is consistent with the sale-to-list ratios the primary providers reported for May and June.
County context, not city proof
Redfin's Cook County update for May 2026 reported a $388,834 median sale price, up 5% year over year, with nearly half of homes selling above list. County figures cover a far larger and more varied market than Rolling Meadows and should never be read as a substitute for the city numbers.
What the published numbers mean if you are selling.
The clearest seller-side signal remains the sale-to-list ratio: approximately 100% at Realtor.com in June 2026 and 101.0% at Redfin in May 2026, with Redfin reporting about 50.1% of homes selling above list price. Homes have broadly been transacting near, and often slightly over, asking.
Supply is thin in absolute terms — 61 active listings at Realtor.com and 56 for-sale at Zillow, against 29 new listings in the Zillow series, with a supplemental July absorption report putting the city near 0.9 months of inventory. A limited pool of alternatives is part of why well-presented homes have held their price.
Volume is not expanding. Redfin reported 66 homes sold in May 2026, down 11.4% year over year. Fewer closings on a firm price base means the outcome is decided by which specific homes buyers choose, not by a rising tide.
Practically: price to the evidence for your own property type and subdivision rather than to a citywide median, invest in presentation before price reductions, and decide your response to inspection findings before you are negotiating them. What the published numbers mean if you are buying.
Year-over-year change is positive in both series that publish it: +6.6% on Redfin's May 2026 median sale price and +6.3% on Zillow's typical home value through June 30, 2026. Past change is not a prediction of future change, and neither series has published a newer month.
With roughly 56–61 homes actively for sale citywide in the most recent published counts, your realistic choice set within one price band, property type and location is much smaller than the headline number suggests.
About half of Redfin's May 2026 sales closed above list price, so plan your budget around the possibility of competition rather than the list price alone. Strong financing preparation, including full underwriting where a lender offers it, can strengthen an offer alongside price. A buyer should not assume inspection or appraisal protections must be waived.
Redfin's 42 median days on market also means some homes genuinely sit. Listings with longer market time may merit closer review for possible negotiating room, though this is not guaranteed. What follows is my professional interpretation of the published figures above. It is not a forecast, not a statistic I produced, and not personalized advice.
Reading the sources together, demand in Rolling Meadows still looks meaningful: prices up year over year in both series that report change, sale-to-list ratios at or just above 100%, limited inventory, and a July supply reading under one month. Closed volume, however, is lower than a year ago, and days-on-market figures vary widely by publisher — which tells me the market is rewarding specific homes rather than lifting all of them.
For sellers, that argues for accurate pricing and genuine presentation. For buyers, it argues for settling financing and offer strategy early so you can act on the right home quickly, without automatically waiving protections. As of September 7, 2026, the most recent city-level figures published by the three providers I track are Realtor.com's June 2026 market overview, Zillow's series through June 30, 2026 (with its median sale price dated May 31, 2026) and Redfin's May 2026 city figures. July and August city-level figures were not yet published by those providers at the time this update was written, so this article does not state them. Nothing here is estimated to fill the gap.
Is Rolling Meadows still a seller's market?
The published evidence still points that way, with the caveat that it describes late-spring and early-summer months. Realtor.com characterized Rolling Meadows as a seller's market in its June 2026 overview with a sale-to-list ratio of approximately 100%, and Redfin reported 101.0% for May 2026 with about 50.1% of homes selling above list price. A separate July 2026 absorption report from the brokerage site Homes by Marco put the city at roughly 0.9 months of inventory, which is a supply-side indicator rather than a price figure and comes from a different publisher with a different methodology.
What is the typical price of a home in Rolling Meadows?
It depends on the measure. Realtor.com reported a median listing price of $349,900, a median sold price of $390,000 and $231 per square foot in June 2026. Redfin reported a median sale price of $359,785 for May 2026, up 6.6% year over year. Zillow's Home Value Index — a modeled estimate of typical value, not a sale price — was $343,170 through June 30, 2026, up 6.3% over the year. No newer city-level value was published at the time of writing.
Should I wait for the September figures before making a decision?
September city-level figures will not be published until well after September itself closes, and by then the market you are transacting in has already moved. Citywide medians are also a poor proxy for one address. The more useful step is comparing your specific home or search criteria against current local activity, which is what a local pricing review does.
