Why the sources disagree

Different measures, not different truths.

Listing vs. closed sale

A median listing price describes homes currently for sale; a median sold price describes homes that closed. In June 2026 Realtor.com reported $349,900 listing against $390,000 sold — the mix of what is sitting on the market simply differs from the mix of what went under contract weeks earlier.

Modeled value vs. transaction

Zillow's Home Value Index ($343,170 through June 30, 2026) is a modeled estimate of typical home value across the housing stock, including homes that never sold. It is not a sale price and should never be compared one-to-one with Redfin's $359,785 median sale price for May 2026.

Timing and definitions

Realtor.com's 24 median days on market (June 2026), Redfin's 42 (May 2026) and Zillow's 8 median days to pending (through June 30, 2026) each start and stop the clock differently and cover different months. All three can be accurate at once.

Redfin states its calculations use MLS and/or public-record data; Realtor.com presents its figures as Realtor.com Economic Research metrics; Zillow publishes ZHVI as a smoothed, seasonally adjusted measure. None of them is wrong — they answer slightly different questions, which is exactly why quoting a single headline number about "the Rolling Meadows market" is usually misleading.

For sellers

What the numbers mean if you are selling.

The clearest seller-side signal in the published data is the sale-to-list ratio: approximately 100% at Realtor.com in June 2026 and 101.0% at Redfin in May 2026, with Redfin reporting about 50.1% of homes selling above list price. Homes are broadly transacting near, and often slightly over, asking.

Supply is thin in absolute terms — 61 active listings at Realtor.com and 56 for-sale at Zillow, against 29 new listings in the Zillow series. A limited pool of alternatives is part of why well-presented homes have been holding their price.

Volume, though, is not expanding. Redfin reported 66 homes sold in May 2026, down 11.4% year over year. Fewer closings on a firm price base means the outcome is decided by which specific homes buyers choose, not by a rising tide.

The gap between Realtor.com's 24 median days on market and Redfin's 42 is a useful reminder that "fast" is conditional. The spread in provider medians suggests some listings move faster than others, and pricing, condition, property type, and listing mix can all contribute to that difference.

Practically: price to the evidence for your own property type and subdivision rather than to a citywide median, invest in presentation before you invest in price reductions, and decide your response to inspection findings before you are negotiating them.

For buyers

What the numbers mean if you are buying.

Year-over-year change is positive in both series that publish it: +6.6% on Redfin's May 2026 median sale price and +6.3% on Zillow's typical home value through June 30, 2026. Waiting has not been costless in Rolling Meadows over the past year, though past change is not a prediction of future change.

With around 56–61 homes actively for sale citywide, your realistic choice set in any single price band, property type and location is much smaller than the headline count suggests. Being ready to view promptly matters more here than it would in a deeper market.

Roughly half of Redfin's May 2026 sales closed above list price, so build your budget around the possibility of competition rather than around the list price alone. Strong financing preparation, including full underwriting where a lender offers it, can strengthen an offer alongside price; seller priorities vary. A buyer should not assume inspection or appraisal protections must be waived.

Redfin's 42 median days on market also means some homes genuinely are sitting. Listings with longer market time may merit closer review for possible negotiating room, but this is not guaranteed. Your home is not the median

Why an individual result can differ sharply from citywide figures.

A median is a single point in a distribution that contains very different homes. These factors routinely move an individual outcome away from it.

  • Property typeTownhomes, condominiums and detached single-family homes trade on different buyer pools and different price-per-square-foot logic.
  • Condition and updatesKitchens, baths, windows, roof and mechanical age change both the price achieved and the time it takes to get there.
  • Subdivision and streetComparable evidence is often subdivision-specific; two homes a few blocks apart can draw different comparable sets.
  • Association feesMonthly assessments affect what a buyer can qualify for and how they weigh your home against a fee-free alternative.
  • Property taxesThe tax line is part of the monthly payment a buyer underwrites, and a reassessment can change the calculation independent of price.
  • School attendance and commute positionAttendance boundaries and proximity to I-90, Metra and O'Hare shape which buyers ever see the home. Confirm assignments and drive times for the exact address rather than assuming citywide.
  • Lot, layout and square footageAt a citywide $231 per square foot (Realtor.com, June 2026), differences in finished space and layout can contribute materially to price differences.

Reading the three sources together, demand in Rolling Meadows still looks meaningful: prices are up year over year in both series that report change, sale-to-list ratios sit at or just above 100%, and inventory remains limited. At the same time, closed volume is lower than a year ago and the days-on-market figures vary widely by source, which tells me the market is rewarding specific homes rather than lifting all of them.

For sellers, that argues for accurate pricing and genuine presentation rather than optimism about a strong headline. For buyers, it argues for getting financing and offer strategy settled early so you can act on the right home quickly — without automatically waiving inspection, appraisal or other protections in order to compete.
