Moving to Rolling Meadows: the guide I give my own clients.
Rolling Meadows is my home base. This is the honest version — schools and boundary quirks, real commute times, what your money buys, and the things a national listing portal will never tell you.

A practical suburb that still feels like a neighborhood.
Rolling Meadows sits at the intersection of I-90 and Route 53 in northwest Cook County — close enough to O'Hare for frequent travelers, far enough out for tree-lined streets and a yard. Most relocating families come for three reasons: attainable single-family housing, District 214 high schools, and a commute that works in every direction.
What your money buys
The core of the market is 1960s–1970s ranches and split-levels, many thoughtfully renovated, plus townhomes and condos for right-sizers. Compared with Arlington Heights or Barrington, you typically get more house and more land for the same budget.
Property taxes
Cook County taxes are reassessed on a triennial cycle, so the number on a listing may not be the number you pay. Before you make an offer, I pull the assessment history and flag homes where a recent sale is likely to reset the bill.
Who it suits
Families who want District 214 without a Barrington price, O'Hare-adjacent professionals, and buyers relocating from abroad who want one suburb that covers schools, commute and everyday life.
School districts — and the boundary trap.
The single most common mistake I see relocating buyers make is assuming a Rolling Meadows address guarantees a specific school. It does not. Elementary and high school boundaries both cut through the city.
Community Consolidated School District 15 covers most Rolling Meadows addresses. Boundaries split the city across several elementary schools, so two homes on the same street can feed different buildings — always confirm the assignment before you write an offer.
Rolling Meadows High School anchors the north side of town, with strong career-pathway programs and dual-credit through Harper College. A slice of the city's south end is zoned to other D214 buildings.
A ten-minute drive to Palatine. Many families factor in the in-district tuition rate as a real, quantifiable part of the value of buying here.

How long it actually takes to get anywhere.
Rolling Meadows has no Metra station of its own — the UP-NW line stops in Arlington Heights and Palatine, both a short drive with commuter parking. That trade-off is exactly why homes here price below their station-adjacent neighbors.

- Downtown Chicago (Metra UP-NW)≈ 45–55 minutes from Arlington Heights or Palatine stations
- Downtown Chicago (drive, off-peak)≈ 40 minutes via I-90
- Schaumburg / Woodfield business corridor≈ 12 minutes
- Deer Park & Lake Zurich≈ 20–25 minutes via Route 53
Green space, ice time and the Kirchoff corridor.
Salt Creek Park District runs more than a dozen neighborhood parks, athletic fields, an outdoor aquatic center and the Meadows Ice Arena — the reason a surprising number of my relocating clients are hockey families.
For bigger green space, Ned Brown Preserve (Busse Woods) is a short drive south with paved trails and an elk pasture, and Deer Grove in Palatine offers the largest forest preserve trail network in the northwest suburbs. Cook County's preserve system is free, open year-round, and genuinely used here.
Day to day, the Kirchoff Road corridor covers groceries, family-owned restaurants and services, while Woodfield and downtown Arlington Heights handle bigger shopping and dining nights out.
The Rolling Meadows Historical Museum preserves an original 1955 Kimball Hill home — worth an hour if you want to understand why the housing stock looks the way it does, and which floor plans renovate well.
A note on one point of confusion: Meacham Grove Forest Preserve is in Bloomingdale, roughly 25 minutes southwest, not in Rolling Meadows. If a relocation article tells you otherwise, it wasn't written by someone who lives here.
Where to look, and what changes street to street.
Plum Grove Estates
Larger lots, mature oaks and a quieter, semi-custom feel. The premium buyers pay here is usually about the land, not the square footage.
Rohlwing Woods
Solid mid-century ranches and split-levels, many already updated. A strong entry point for first-time buyers who still want a yard.
Old Plum Grove
Walkable pockets near Kirchoff Road with a genuine neighborhood rhythm — block parties, sidewalks, kids on bikes.
Meadows Central
Closest to Salt Creek Park District facilities and the Meadows Ice Arena. Popular with hockey and skating families for obvious reasons.

A realistic plan, from first search to keys.

8–12 weeks out — get pre-approved with a lender who understands Cook County taxes and, if you're relocating from abroad, non-traditional credit files. I can introduce you to two or three.

6–8 weeks out — a guided tour day. We drive Rolling Meadows and one or two neighboring villages so you can feel the difference between Plum Grove Estates and Rohlwing Woods before you commit.

4–6 weeks out — offer and inspection. Expect competition on well-prepared homes in the strongest pockets; my job is to get your offer accepted on terms you can live with.

Closing week — utilities, District 15 or 214 registration, vehicle and license transfers. I send a checklist and stay on it with you.
