Before you tour

Three things to settle first.

First-time buyers usually start with listings and end up confused. Settle these three points and the search narrows itself.

Your real budget

Not the maximum a lender approves. Work backwards from a monthly payment you'd be comfortable with in a bad month, including taxes, insurance and a repair reserve.

Your commute

Metra towns and expressway towns feel very different and price differently. Drive or ride your commute once before you commit to a village.

Your school requirement

Even if you don't have children yet, school boundaries drive resale. And boundaries cut through towns — an address alone guarantees nothing.

The process

From first showing to keys.

We begin with an underwritten pre-approval, because in a competitive offer it is worth more than a slightly higher price with a weaker letter.

When you find the one, we write the offer with terms tuned to the seller's situation. Closing date flexibility often wins where extra money would not.

Inspection follows. I'm there, and I'll tell you plainly which findings are normal for the age of the home and which ones deserve a credit request.

Then we tour in clusters — three or four homes in one village on one day — so you're comparing like with like instead of blurring five towns together.

Illinois gives you an attorney review period. Use it. Your attorney and I coordinate directly so nothing waits on your inbox.

Then appraisal, final walkthrough and closing. I'll hand you a list of the trades and neighbours worth knowing on your street.
